Sewer line failure is both unseen and potentially more costly and disruptive than all but the worst nightmare risks. In addition, unlike, for example, a roof, or foundation it is not visible, plus seller disclosures do almost nothing to expose the risk.

Did you know that legislation is sweeping across the country that requires a sewer line inspection before a home is sold? There are two reasons, first the EPA is requiring municipalities to force homeowners to repair or replace their sewer lines, second sewer line failure has become so common, and if unchecked is so costly, that home buyers cannot afford to bear the whole risk.

If you are considering the purchase of a home that meet any of the Risk Factors stated here, you should absolutely have a sewer line inspection done before you finalize your offer.
